By accessing our website, submitting a service request, scheduling an appointment, or using our services, you agree to these Terms. If you do not agree with these Terms, please do not use our website or services.

Ditter Notary, LLC is a Pennsylvania business providing notarial, PennDOT, loan signing, mobile notary, and related services.
Ditter Notary and its notaries are not attorneys and do not provide legal advice or legal representation.
A notary may explain the general purpose of a notarial act or identify information contained in a document when permitted to do so, but a notary cannot advise you about the legal effect of a document, tell you which legal document you should use, or recommend how you should complete a legal transaction.

2. Use of Our Website
You may use our website for lawful purposes, including:

The signer appears unwilling or unable to understand the transaction
The signer appears to be acting under coercion or duress
A conflict of interest or other legal or professional concern exists
The requested service falls outside the services Ditter Notary provides
Safety or security concerns exist
Circumstances outside our reasonable control prevent completion of the appointment
4. Identification and Notarial Requirements
For notarial services, you are responsible for appearing before the notary when required and presenting acceptable identification or otherwise satisfying applicable identification requirements.
The notary will determine whether the identification and other requirements for a particular notarial act have been satisfied.
Providing identification does not guarantee that a notarization will be completed.
A notary may refuse to perform a notarization when required or permitted by Pennsylvania law or applicable regulations.
5. Documents
You are responsible for providing complete documents that are ready for notarization or other requested services.
Unless specifically agreed otherwise, Ditter Notary does not:
Prepare legal documents
Draft contracts
Select legal forms for you
Determine which legal document you need
Complete legal documents on your behalf
Provide legal advice
Interpret the legal effect of a document
If a document requires an attorney, witness, translator, financial professional, title professional, or other specialized professional, you are responsible for arranging that person when necessary.
6. PennDOT Services
Ditter Notary may provide PennDOT-related services as an authorized Pennsylvania agent.
PennDOT transactions are subject to Pennsylvania law, PennDOT rules, regulations, and applicable requirements.
Ditter Notary cannot guarantee approval of a PennDOT transaction when approval depends on PennDOT, another governmental agency, a lienholder, a title company, an insurance company, or another third party.
You are responsible for providing accurate information and the required documents, identification, signatures, fees, and supporting documentation.
Additional fees, taxes, penalties, or governmental charges may apply depending on the transaction.
7. Loan Signing Services
Ditter Notary may provide loan signing services as a signing agent.
Loan signing services generally involve facilitating the execution and notarization of documents prepared by a lender, title company, escrow company, settlement agent, attorney, or other authorized party.
Ditter Notary does not:
Approve or deny loans
Set loan terms
Explain legal or financial consequences of loan documents
Provide financial advice
Provide legal advice
Modify lender or title documents
Questions concerning loan terms, interest rates, fees, loan conditions, or the legal effect of loan documents should be directed to the appropriate lender, title company, settlement agent, or attorney.
8. Mobile Notary Services
For mobile appointments, the customer is responsible for providing a suitable location where the notarization or requested service can be safely and legally performed.
The notary may decline to complete an appointment if the location is unsafe, excessively disruptive, inaccessible, or otherwise unsuitable for the requested service.
Travel or mobile service fees may apply in addition to statutory notarial fees or other applicable service fees.
Any applicable fees will be communicated before or during scheduling when reasonably possible.
9. Fees and Payment
Fees for services provided by Ditter Notary may include:
Statutory Pennsylvania notarial fees
PennDOT fees and charges
Agent or service fees
Mobile or travel fees
Loan signing fees
Other fees disclosed to the customer before the service is performed
Governmental fees, including PennDOT fees, may be established by the applicable governmental agency and may change without notice.
Payment is due according to the payment terms communicated at the time of scheduling or service.
Ditter Notary reserves the right to require payment before or at the time services are performed.
10. Cancellations and Missed Appointments
If you need to cancel or reschedule an appointment, please provide reasonable advance notice.
Appointments may be subject to cancellation, rescheduling, or applicable travel or service fees when a customer:
Fails to appear
Is unavailable at the agreed appointment location
Cancels after the notary has traveled to the appointment
Is unable to proceed because required documents or identification are unavailable
Causes an appointment to be substantially delayed or prevented
Any applicable cancellation or travel fee will be communicated to the customer when reasonably practicable.
11. SMS and Text Messaging
If you provide your mobile telephone number and consent to receive text messages from Ditter Notary, you may receive texts related to appointments, service requests, reminders, customer service, or other communications for which you have provided consent.
Message and data rates may apply.
You may opt out of SMS communications at any time by replying STOP to a Ditter Notary text message.
For assistance, reply HELP or contact Ditter Notary directly.
Ditter Notary does not sell, rent, or share your mobile telephone number or SMS consent information with third parties for their own marketing or promotional purposes.
Your SMS consent is not a condition of purchasing services from Ditter Notary.

Events beyond our reasonable control
